your property showing recent sales, competing

and present financial and marketing conditions;
assist you in pricing your property in a realistic,

- Make
sure your property is marketed
in accordance with existing regulations and
the information
presented is accurate and comprehensive; verify
dimensions and specifications of the property;
verify your
mortgage information.
- Present

net profit figures based on different purchase
options.
- Advise

what to do to enhance your home and stage your
property for showing to the public in the
most advantageous possible way.
- Enter
your home
into the multiple listing data base in an expeditious
and creative way.

photographs of the property detailing special

prospective buyers.
- Order
a colonial yard sign
for the property; put up neighborhood directional
signs.
- Identify
target areas
to market your property such as move-up buyers,
neighbors, area employers,
renters, etc., and distribute promotional flyers
of your home.
- Prepare
flyers with photographs
of
the property and distribute them among real
estate offices in the
marketing area.
- Hold
Open Houses
if you so desire and follow up with prospective
buyers.

in local newspapers and publications that have

provide you with copies of all ads on your property.
- Preview
any competing homes
as
they come on the market to keep abreast of the

its impact on marketing your home.
- Follow
up with Realtors

have left their business cards in your home
to ascertain their comments
and comments of their prospective buyers.
- Keep
in touch with you
once
a week to review the market, financial conditions
and the competition;
every 15 days to evaluate condition of the property
and marketing plan, and at the end of the month
to
discuss price revisions and corrective steps.
- Prequalify
any prospective buyers
and
arrange financing.
- Explain
to you the various financial options
to market your home and their impact on your
sellers
net sheet.
- At
the time of contract presentation
negotiate
on your behalf the best possible contract for
you;
advise you on contingencies, deposits, the buyers
qualifications and their financial profile;
recommend
acceptance or possible counter offers.
- Notify
your lender
of
the sale of your property and your decision
made regarding its existing mortgage
(pay-off, assumption, other) to avoid possible
penalties such as in FHA financing.
- Prepare
an appraisal kit
for
the appraiser to assist in getting your home
appraised at the sales price.
- Hold
the walk-through
of
your property to make sure the inspection is
carried out properly and
smoothly.
